Terms Of Service
These Terms & Conditions (“Agreement”) govern the relationship between Suarez Property Solutions LLC (“Company”), a Florida-based real estate investment and wholesaling firm, and its clients, partners, contractors, and users of its services. Suarez Property Solutions is a subsidiary of HNS, Inc., which manages and oversees its operations.
By engaging with our services, you acknowledge and agree to the following terms:
1. Company Structure & Management
1.1 Suarez Property Solutions LLC (“SPS”) operates as a real estate solutions provider specializing in acquisitions, wholesaling, and disposition of properties.
1.2 SPS is owned and managed by HNS, Inc., which provides strategic oversight, operational systems, and brand governance.
1.3 All legal agreements, financial transactions, and partnerships under Suarez Property Solutions are ultimately governed by HNS, Inc. as the parent company.
2. Services Provided
2.1 SPS acts as a real estate investment solutions provider, focusing on:
Wholesaling residential and commercial real estate.
Connecting motivated sellers with qualified buyers.
Providing fast and fair purchase solutions for distressed properties.
Building a pipeline of vetted buyers for consistent deal flow.
2.2 SPS does not act as a licensed brokerage. All transactions are structured as direct assignments, purchase agreements, or wholesale contracts in compliance with applicable state and federal laws.
3. Client & Partner Obligations
3.1 Clients and buyers agree to provide accurate, truthful information regarding financial capacity, intent, and property interest.
3.2 Buyers agree not to engage in daisy chaining, contract hijacking, or bypassing Suarez Property Solutions to deal directly with sellers. Any breach may result in legal action and removal from our buyer network.
3.3 All parties must communicate professionally and in good faith.
4. Compensation & Fees
4.1 SPS earns compensation primarily through assignment fees, wholesale spreads, or other contract-based structures.
4.2 Buyers acknowledge and agree to pay assignment fees as disclosed in contracts and agreements.
4.3 SPS does not guarantee profitability or return on investment for buyers. Clients and buyers assume full responsibility for due diligence.
5. Confidentiality & Intellectual Property
5.1 All systems, processes, templates, scripts, and intellectual property provided by SPS or HNS, Inc. are proprietary and may not be shared, sold, or distributed without written consent.
5.2 Employees, contractors, and partners must sign non-disclosure agreements (NDAs) where applicable.
6. Limitation of Liability
6.1 SPS and HNS, Inc. are not responsible for market fluctuations, unforeseen property issues, or third-party failures.
6.2 Clients and buyers agree to hold harmless SPS and HNS, Inc. from liability, damages, or losses arising from transactions, except in cases of gross negligence or willful misconduct.
7. Termination of Relationship
7.1 SPS reserves the right to terminate any client, buyer, or partner relationship at its sole discretion in cases of breach of these Terms, unethical behavior, or failure to perform contractual obligations.
8. Governing Law
8.1 This Agreement shall be governed by and construed in accordance with the laws of the State of Florida.
8.2 Any disputes shall be resolved in Miami-Dade County, Florida.
9. Acknowledgment
By engaging with Suarez Property Solutions LLC, all parties acknowledge that:
Suarez Property Solutions is operated under the management and oversight of HNS, Inc.
These Terms & Conditions are binding and enforceable.
